used to work for an HOA management company...most home buyers dont realize they have an HOA because of their closing agent not disclosing it to them.

Ask for a copy of the HOA’s masters deed and bylaws. And if it is a real and you don’t pay the dues they can put a lien on your home

Every house I’ve bought in HOA neighborhood provided all the HOA info at closing as well as covenants/rules.
