unfortunately a lot contractors are garbage and take advantage of ppl ,thats not a 35k job,probably not even 10k on material, so he wants 25k labor?

You're not required to fix the "unforseen" if the owner doesn't agree to... and for that you shouldn't be charging them either.

In the event of unforeseen damage, I inform customer, agree on a price, write a change order, get it signed AND THEN do the work.. js

Bring the homeowner to look at the rot then make him sign something stating that your are not responsible for future home/ health damage if left
