Advice needed: my house is a 2 story (not selling it) I have a leak from one of a bathroom shower or tub upstairs because I see a stain on the ceiling downstairs. To find out if it’s something more serious like a pipe or exterior wall crack or window sealant or something simple as a grout issue do I need to hire an inspector? If so, which tools should I ask the inspector to have/bring besides the thermal imaging/ flir/ infrared to find out if it’s a pipe or wall or window or grout issue? I’m trying to avoid an insurance claim. Or should I simply rely on a plumber to do the leak test?

City does framing inspection. Don’t need you. Final walk through city and home buyer already does. One year warranty goes through tarion in Canada.

Good advice before the walls are closed up. A lot of the county inspectors are on the take and will approve electrical when they shouldn't.
