Hi! About the pee problem with your cat, try spaying/neuter it and you can buy some Feliway! It makes them pee just at the litterbox!

Make sure you’re using an enzyme cleaner on the cat pee. Regular cleaners won’t truly get rid of the smell for the cat and they may keep peeing there
