This particular house was over $4 million. Absolutely gorgeous. But there was one problem right away. There were 18 exterior photos before you ever got inside the house. Eighteen. That’s way too many. Buyers don’t want to see every angle of the driveway, the front yard, and the side yard before they see the house. They want one great exterior photo. Then they want to go inside. And not just any room. They want to see the best room. Usually the kitchen. Usually the living room. Something that makes them stop scrolling. After that, the photos should walk the buyer through the house in order. Main level. Then upstairs. Then basement. Not bouncing all over the place. The other thing I noticed was the description. It was actually pretty good. But it barely talked about the location. And location matters. If your house is near a golf course, downtown, a lake, a school, trails, shopping, or anything buyers search for, it should be in the description. Because buyers aren’t just buying a house. They’re buying where that house is located. The crazy thing is this wasn’t a house problem. It wasn’t even necessarily a price problem. It was a presentation problem. And presentation can absolutely affect whether buyers decide to schedule a showing. So I’m curious… Buyers, what is the biggest reason you skip over a listing online?
