My Realtor was the best. Right before we closed, she got the inspection. A pier and beam house with ducts under the house. Completely rusted through.

What state are you in? Florida is not like that at all. Whoever pays closing picks the title office/attorney. Also, we don’t get the inspections

My seller forced me to use a local lender instead of my branchless, but ~100y/o bank, costing me thousands. Had a cash investor offer for leverage :(

We had a contract. seller backed out Bc moving was stressful. We pd for inspection & no reimbursement they refused to sign contract release!!
