The current rental vacancy rate is 1%, and 27% of Local Government Areas, basically all of the Capital Cities, have more than 1% international students, which means if you removed international students the vacancy rate would double and rents would drop substantially. In some LGA's like Burwood or Adelaide, the percentage of International Students is 24% and there is 13 LGA's more than 10% of renters are International Students. Those LGA's including Adelaide, Burwood, Melbourne, Strathfield, Bayside, Sydney, Perth, Hobart, Monash, Georges River, Canning, Cumberland and Whitehorse. Could you imagine how many properties would be on the market and how much rent would drop if international student numbers were severely reduced? It's not even regular families and workers that are having difficulties finding a place to live. In the midst of a Domestic Violence Crisis, victims are unable to find or afford alternative accommodation and so are left with a choice of homelessness or violence. We need to get International Student Numbers down to a reasonable level and a good start would be the removal of 70,000 ELICOS/English students and 250,000 VET students, further we should be requiring University Students to have IELTS 6.0 (Competent English). By implementing this policy, Student Numbers would come down, so would rents and academic experience would increase for all students.
