OLD SCAM- 20 years ago when I was a Realtor, OREA used to say keep a small mortgage on your home to prevent this scam.

That’s why real estate licence need to be regulated in colleges and you should be able to get ossap for real estate it should be a real 1-2 year program with conditions applied
