@phillygreenbuilding: We’re trying to incorporate 100yr fixes into all of our projects. We’re parging with a blend of Lime (H1 Binder from Lancaster Limeworks) and sand. Our intention is ti have a vapor open foundation that will pass moisture and bulk water through. We’ll manage it with vapor barriers, perforated perimeter drains, and a sump pit. The industry standard is to parge with impermeable mortars and then treat with Drylock or some other form of modern masonry paint. Its crazy to us, but our mason saw that this system catastrophically failed and wanted to replicate it! We’re of the belief that you can’t seal a basement from the inside. Just because you can’t see or feel moisture, doesn’t mean its not there. Older homes are still standing largely in part to their ability to dry out.
