We won’t be seeing the 3%….but will realistically see a 0.25% rate decrease. (As I’ve been saying, not major.) Rates aren’t going to see a massive bottoming out (yes, I know you want them to, lol). While this won’t make a major difference for most people (average of $60/month difference in payment) - the headlines of this will have the biggest impact on the market. When interested buyers see the headlines & the news updates that the “Fed has dropped rates” - we are going to see a MAD DASH to applications & more people entering the market. Yes, even though it’s not that big of a deal. Media = madness in real estate. SO - if you want to be in the best position possible to take advantage of the rate drops, here’s really what you should do: 1. Get your financials set & reviewed NOW by someone like me (or me if you’re on the East Coast) - so we can make a game plan & confirm what are important numbers are (purchase price, monthly payment, and seller credits). 2. Once you have those ready, you should BEGIN your home search in August….so you have time to look at what’s coming on the market….and still take advantage of things being a buyer’s market (for most places) before the headlines hit. 3. You can likely GO UNDER CONTRACT on your home near end of August - and at least with a 30 day close - still be able to lock in the lower rates that are going to come in September. 4. When September rates hit - you’ll then be under contract already (which means you’ve got best price & the best seller credits/etc bc we were still in a buyer’s market) AND you can still lock in the lower rate! Getting prepped now - mean avoiding the madness in September when motivated buyers jump back in…..and, it means that you still get to take advantage of a buyer’s market when it comes to the home search process. (REMINDER: Buyer’s market = more negotiation power as the buyer due to a lack of interest/activity in listings bc of high prices & rates.) My recommendation?  Run numbers now. Get a timeline ready. Let me personally match you with a BALLER buyer’s agent in your city…..start looking in early August - and then you get the best of both worlds. Negotiation power & lower interest rates.
