The agent/landlord only needs quotes on how much it would cost to repair the damage, they aren’t required to actually complete those repairs

Yeah, damaged carpets from pets, when pets was not allowed. damaged tiles, and holes in walls. bond was 1400$, tenant stopped paying 2 weeks ahead.

OR if in VICTORIA just lodge the bond claim directly with RTBA online. Agent has 14 days to dispute & has to argue to VCAT.

In Australia before you actually move in the landlord and agents legally have to let you take photos of any current damages and they are attached 1/2

My mum always taught me when you move in somewhere new take photos of any damage and make sure they are dated, so they can’t blame you for prior damag
