Wait I got a good question 🙋 so what about the 200k that you still own on your first property . And then you borrow a 120k from the bank which I assume is the Heloc . But how are you going to repay the bank ?

So in the real world your HELOC IS 8%, your rental return is 10% and the cash flow is near $0 after taxes, and insurance. Still a net positive though

not that simple. My heloc right now is 10% and the current prices of homes make it difficult to get numbers to make sense. Payment more than rent
