I’m not referring to broker compensation and before anyone throws the book at me RE the Realtor code of ethics — What I’m referring to is the framework of deals and terms that locals in your local market will be accustomed to seeing. *not* commission structure. While I’m in disclaimer mode — As a consumer, can you make an offer outside of those local customary terms? —> Absolutely.  That’s not what I’m saying either. Working with a local agent who knows the ins and outs of what will get a deal done will likely save you money, for example, in our area buyers don’t need to pay for title.
