Knowing and nailing things like how much a deposit should be, how long an inspection period should be, who pays for title, who pays for the survey, if there is attorney review, if redlines are appropriate, what a normal turnaround time for acceptance should be — those are all really good jumping off points for knowing your local customs. Disclosures before people get freaky with me: —> 𝐃𝐨𝐞𝐬 𝐭𝐡𝐚𝐭 𝐦𝐞𝐚𝐧 𝐜𝐨𝐦𝐦𝐢𝐬𝐬𝐢𝐨𝐧 𝐬𝐭𝐫𝐮𝐜𝐭𝐮𝐫𝐞𝐬 𝐚𝐫𝐞 𝐬𝐞𝐭? Absolutely not. I’m not referring to broker compensation and before anyone throws the book at me RE the Realtor code of ethics — What I’m referring to is the framework of deals and terms that locals in your local market will be accustomed to seeing. *not* commission structure. While I’m in disclaimer mode — As a consumer, can you make an offer outside of those local customary terms? —> Absolutely. That’s not what I’m saying either. Working with a local agent who knows the ins and outs of what will get a deal done will likely save you money, for example, in our area buyers don’t need to pay for title.
