Also check the property after a big rain. Does it flood? Does it have adequate run off? Do the mineral and timber rights come with the purchase?

Also, don't just walk the property on a bright sunny day. Check it out during or after a hard rain. Drainage matters.

Make yourself seen, it can bring out the weirdo neighbors you may want to avoid living next to. And go when it raining like crazy to see drain issues
