Guys and gals START off with an FHA loan IF you need too. So many panic trying to save 20%. Allow your equity to grow and refi to conv. if you can.

Did an FHA loan in 2017 at 4.85%. Refinanced after one year to 2.85%. Mortgage payment is $1465😉

For some people, FHA can be a good option. Folks with a high income, lower credit score and not enough $$ for 20% down.

they told us we could afford about $3600 in 2021 we opted for a house with a sub $1k payment we also got lucky with the interest rate below 3%

Conventional loans requiere waaaaay more down payment and a really good credit score. Not everyone can afford a conventional loan
