She has 23k in credit card debt. I didn’t know you could qualify for a mortgage if you had debt. I had none but was so anxious at my mortgage renewal for no good reason evidently

10months or less left on the loan doesn’t count towards DTI for lenders that follow Fannie Mae guidelines, so it’s not necessary to pay the auto loan

not a good idea on the car loan, always pay down consumer debt first, i.e. credit cards

That car debt will close and go away so actually hurts her debt to income ratio. If she paid down an open debt, I.e credit card
