If your home goes up in value, that 20% won’t be 88k anymore it’ll be a lot more regardless of how much they have given you.

I’m currently taking advantage of both SES and HTB, it’s made a HUGE difference and opened up a lot of housing options that previously woukdnt exist

yeah but in 5 years time the og loan witll prob be up anther 4ish % anther 1.75% of the 88 g aswell surely that will wipe people outa it ?

What if you have a shortfall - don’t get the full 30k help to buy! You might only get 20k and then still only get 20% first home scheme?

I had 80k savings & 380k mortgage & help to buy. couldn't get a house below 525 in Dublin. only response I got was 1 bed for 400k and 2 bed for 475🙄.

On 4k a month income youl be spending 2k on mortgage and interest payments before even trying to repay the 88k (also assuming rates don’t go up)
