If your home goes up in value, that 20% won’t be 88k anymore it’ll be a lot more regardless of how much they have given you.

What if you have a shortfall - don’t get the full 30k help to buy! You might only get 20k and then still only get 20% first home scheme?

I had 80k savings & 380k mortgage & help to buy. couldn't get a house below 525 in Dublin. only response I got was 1 bed for 400k and 2 bed for 475🙄.
