Not sure about Calgary, but vented soffit is not allowed in Edmonton on sidewalls due to fire code.

Just seal the house properly to keep humid air out of your attic. Then you only need venting to cool your attic in the summer.

In the Lower Mainland, some jurisdictions do not allow vented soffits adjacent to neighboring structure depending on. This is to prevent flame spread.

if the roofline is 4 feet or closer to the property line, fire code requires non vent Soffit. atleast that's code in my city.

As a roofer and Sider, I have complained about this since day one it is there for fire rating no way around it. Yes the sidewall should be vented.

it looks like they could have done vented on one side, but the other is definitely too close to use vented Soffit. it would fail fire code inspection if they had.

Non vented soffit along lot lines would be because of fire code regulations. Soffit less that 4ft from property line needs to be non vented. should add more vents on gable ends to provide more vents

My guess roofer was given venting to install along the lower 4ft of the roof but never did. City inspectors rarely look at this zero lot line issue.
