but you can also represent yourself without a real estate license, you are legally allowed to do that, however you cannot represent anyone else

With the amount you will pay to keep that license active in fees this is not worth it unless you do it full time and even then I don't feel like TikTok accurately shows what real estate is really like

Then you have to pay taxes on the income you just generated from the purchase. Why not negotiate your commission to buy down the rate or pay closing costs?
