Get a program and make them sign to certain terms. It keeps it all on your phone and holds up in court

The main thing I think a deposit and signed contract helps with is cancelations. It sucks to have someone scheduled for 3-4 weeks to then find out

Find a mentor, one of the big builders with good reputation with customers and subs. They should have good practices and advice. They may even offer you work
