The smart ones wouldn't buy 1 at 1.2m you’d get 2 or 3 average size ones, hold through growth, sell some; pay one off live mortgage free!

Paying down too fast not smart. Kills your ability to service next mortgage. 800k interest peanuts compared to capital gains over same period so better to leverage and buy more as strategy
