At closing, my mortgage company instructed me to pay $500 extra a month for my first year and explained about the taxes, escrow, etc. Thank you AmCap for the advice.

Your taxes went up. That’s not on the mtg co. That’s on the town or county that increased the property taxes. They should inform you & you can notify your mtg servicer to change your escrow amount.

The can only estimate taxes. So once the county does a full analysis of the property tax that is how you will know the exact amount. Some broker or estate agent doesn’t know how to properly disclose

Mortgage Co is not psychic. they have no idea what your bills will be the upcoming year. Bills come in higher than what was projected.

This is why I pay P&I to the lender and pay taxes and insurance separately. You don't have to have an escrow account.
