My tip for preventative maintenance once you have achieved the perfect roof seal is to use this @303carcare Automotive Protectant to protect your seals from UV damage, cracking, and dry rotting. New seals are NOT cheap, and who knows how much longer I will even be able to buy them new? We used Vaseline to help seal and protect them before a lot of the fancy stuff nowadays.
