But how valid is a high offer if it collapses…? Look at all of the other factors along with the price! 2. FINANCING TERMS. Cash offers are typically less of a hassle and complete more quickly than an offer with a financing clause. Inability to secure financing is a very common reason why offers fall through. 3. SUBJECTS, TERMS & CONDITIONS. A clean offer with fewer subjects is generally a good indication that things will proceed a little more smoothly, and it is less likely that the offer will fall apart. An offer with a long list of subjects has a higher chance of collapsing. 4. DEPOSIT AMOUNT. Larger deposits typically indicate a serious buyer - they are less likely to back out of the deal. 5. CLOSING TIMELINE. Dates matter! As a seller, you want to make sure you are choosing an offer that will align with your ideal closing/possession dates, whether that be a quick completion or something that gives you a bit more time. 6. BUYERS FINANCIAL SITUATION. Do they require financing? Are they pre-approved by their mortgage professional? Do they have a steady income that bodes well for a mortgage approval?
