Variable interest rate is almost not a thing in the US for long term mortgage. If any bank even utter variable for a long term mortgage, people would just laugh on their way to the next bank.

we were doing fine until our mortgage term came to renew and had to take 7 year fix with £700 pm increase. a lot of people lost their homes.
