don’t skip the inspection. do. not. skip. it. almost just bought a house that would have needed the entire floor ripped out due to rotting beams, moisture, sinking foundation, and rusted/leaking pipes

never let the realtor recommend you an inspector, there is a chance that the realtor and the inspector know each other and the inspector will make the inspection pass even if the house is in bad shape

always check the plumbing of the house with a camera to make sure it is not collapsed, I didn't realized that mine was until 6 months after I moved in. 🙄
