@tomhawleymortgagebroker: Understanding your offset account is crucial for borrowers. The cash in your offset account reduces the amount of your loan that incurs interest by 1 to 1. For example, with a $500,000 loan and $100,000 in your offset, you only pay interest on $400,000. Your monthly repayment doesn’t change, but because you’re paying less interest, you are actually paying off your loan more quickly because of the cash in your offset! The more cash you have in your offset, the faster you’ll pay your loan off - it’s really that simple. #mortgage #offsetaccounts #loan #fyp #fypシ゚viral

Is it the same benefit to add the money straight onto your loan? Or does it benefit more having both money in an offset and extra money paid onto your loan?

My mortage is 500,000. So if I had 500,000 in my offset and I didn't want to use that to pay off the house. I would just be paying principal only?

Great but why wouldn’t you invest that money on an etf in the stock market and earn 10% instead of saving 6%

Isn't just changing your weekly repayments to pay more than the minimum monthly repayment the same thing?

Is the limit of the offset account the difference between the loan and the value of the property or asset?

And you don’t have to pay tax on the interest savings.

But what if you have paid that 20k towards your mortgage? That would reduce overall interest and fees but are you better off?

the offset doesn't earn interest which is why it's offset to the loan. plus the funds could be added to the loan to shorten the debt. but most people can't keep their hands off the funds.

What are your views on them for investment loans though considering that the interest on an investment loan is tax deductible.

if you have 2 home loans, can you link all your offset accounts to both of them or you can only assign one offset per home loan?
