Here in Quebec, the Rental Board sets the limit. Usually around 2% a year. Last year, it was 4%, which was shocking to tenants. Next year, probably 2.5%. Which is reasonable. We're not TO or Van!

I undercut the market by at couple hundred/mo. and found an amazing tenant. As long as she was in the home, paid rent on time and took care of the place, I promised to never increase the rent.

Rent increases are negotiable. Years ago, my landlord raised rent the maximum amount. I gave notice, then they offered me a $300 per month reduction if I stayed.
