The HDB household income ceiling has just increased from $14,000 to $16,000 — and I think the bigger story is not just about who can qualify for a BTO today. It’s about what this could mean 10–20 years from now. If you look at history, the income ceiling has gradually moved upwards: $8,000 → $10,000 → $12,000 → $14,000 → $16,000 today Since 2011, the Government has essentially been increasing the ceiling by around $2,000 every few years. If this broad trend continues, we could potentially be looking at household income ceilings of roughly: 2036: $20,000–$22,000/month 2041: $22,000–$24,000/month 2046: potentially $24,000–$28,000/month Why does this matter? Because some of the Prime HDB flats being bought today will only enter the resale market many years later, after construction plus their 10-year MOP. A lot of people look at future HDB prices using today’s $16,000 household income ceiling and conclude that buyers simply won’t be able to afford much higher prices. But the buyers in 2040 may not be earning what buyers earn today. Their income ceiling, CPF balances, accumulated equity and purchasing power could all be substantially higher. This doesn’t mean HDB prices will automatically reach any particular number — policies, financing rules and affordability measures can always change. But when analysing long-term property prices, we cannot use today’s income to judge tomorrow’s affordability. That is probably one of the most overlooked factors when thinking about what Prime and Plus flats could be worth 10–15 years from now. #HDB #BTO #SingaporeProperty #PropertySingapore #PrimeHDB
