@dmmortgages: Smart Buyers Keep Quiet 🤫 Estate agents work for sellers, not buyers. Revealing too much information can weaken your negotiating position and potentially cost you money. By being selective about what you share, you maintain control over the buying process. Key details like your maximum budget, urgency to buy, or emotional attachment to a property can be used against you in negotiations. Remember, discretion is your ally in securing the best deal on your dream home. If you are looking for the perfect mortgage deal, Look no further than DM Mortgages. I think its best to be transparent, I was keen and let it be known but made sure they knew I would not be entering into a bidding war & valued open communication rather than game playing. Worked well

I wouldn’t say estate agents are skilled based on my experience with them

Told the estate agent my max budget was £8.99 and a packets of skip, and I was super interested in the property. Bought it for my max budget

As an agent, I’m more likely to work harder at securing a sale for a client that is completely in love with the house & is super keen, rather than someone trying to play it cool and less keen

Great advice about not giving your buying price away. I worked in an Estate Agents and the advisers would tell the sales staff how much they could afford. Ban financial sales in Estate Agencies!

EA told my daughter they'd had multiple offers near asking while viewing. House need 100k of work so very over priced. Clearly no offers ringing next week to say reduced by £25k!

I don’t agree with the first line. As an ex estate agent it’s actually crucial to let agents know what your max budget is as they can offer you properties up to that amount that aren’t always..cont

I disagree with the in house brokers and they are not able to divulge anything in the negotiations due to conflict of interest

Great advice! I started negotiating but was too enthusiastic when we first wanted to make an offer - they declined. I then went quiet for a few days, went back with revised offer. Got that accepted. Then closer to finish line and after receiving searches renegotiated the price. Got the property at a price I initially wanted to. 💯(First time buyer)

Sending a letter to the seller if you are the buyer to appeal to them defo works especially if the house has multiple offers

Interesting as when we sold our house an agency (not naming them but they advertise on tv) tried to price the house at 20k higher as people were arranging viewings😱

I do like asking how many offers they’ve already had on the property. One that I had seen the day AFTER it went up it already had 4 offers with 3 over the asking price
