there are also programs for downpayment assistance for first time homebuyers. here in MI, they give up to 10k in assistance for certain areas

Also check with your mortgage lender if they have a first time home buyer grant. they have some stipulations, but I was able to get a grant for 4,000 dollars towards closing costs
