Yup shopped ours. Mortgage broker suggested was awful. We called local credit union and had it over 1.5 points under what everyone else offered

How about you talk about developers that had low rates for construction, but now rates have doubled when they get to completion. Lots of distressed assets.

If rates are going down steadily, I don't want refinance 12 times and pay all those fees to save a little bit on interest. The savings are offset by refi costs and restarting the amortization process.
