I think it’s everywhere, you can’t collect double rent on any unit. We require a 30 day notice and the old tenant stops paying the day a new tenant moves in 😌

Yep! Just did this with my last apartment in CA. I gave them formal notice of breaking the lease early, they listed my unit ASAP, leased it and I didn’t pay the $7,500 buyout fee.

In an assistant manager in California and this method is incredibly risky if you live in a large community. If the unit never gets rented you WILL be rent responsible through your lease end date.

Yup, and if YOU find someone the landlord cannot turn them down unless they’re a legitimate criminal or something crazy. They can’t just say “well we don’t like that person” and keep you on the hook.
