December 2023 Market Update - here you go! As we approach the end of 2023 with a chance of a brown Christmas in Edmonton, there is still lots to talk about with our real estate market.  First and foremost, following the rest of this year, our market has returned to normal seasonal fluctuations where we are continuing to see the slowdown in market activity as we move into winter, even if it feels like fall still. The monthly sales dropped double digits to almost 21% below October and new listings coming to market also slowed by nearly 10%.  Homes are still moving quite steady across the market and so far we have been holding steady at 1.5 months for the average well-priced home to sell. Even though we are seeing the decline in sales, new listings have also declined amid real estate listing contracts expiring and not being renewed before the end of the year which is still keeping lower inventory in the market.  But the big news this month is how it has affected the prices. As a market whole we are back to where we were this time last year, however the annual change has only been with condos which are down nearly 4% from this time last year. However, if you own a townhome, 2023 has been an excellent year where we are up 18.1% from last year which is a significant change in price. Detached and semi detached homes did also see an increase but not out of the ordinary.  So in recap, how can this affect you as a buyer or a seller? Consistently on a month over month basis, home prices have come down this fall which is not unusual (except for townhomes) which brings in more bargaining power to buyers posing for a potentially excellent time for a purchase as many sellers are looking to sell before the year is out or else they likely hold off till early spring and relist in a potentially different market. As a seller, with reduced demand it certainly isn’t the best time to sell, but due to low inventory, if you do have to sell, it certainly is better than it could be as you likely won’t have as much competition as you will in 3-4 months.
