A neighbor had their home listed 50,000 more then any other house in our area, it sat for 6 months and they sold it for the same as every other home that sold in weeks of hitting on market

A seller near me was horrified that his house wasn’t worth more because he “put so much into it”. The changes he made were all elderly accessibility accommodations. The buyers changed it all back.

Once a house sells for a wildly high price, everyone on that street assumes their own house is worth that. In my area homes were going 300K over asking in 2022 so now they’re all listing 300K too high

They probably bought it overpriced and aren’t willing to take a loss. I wouldn’t either, honestly. I’d just rent it out until the market shifts to favor sellers.

This is true but the pool of buyers decreases as the price point increases. There are less buyers for $1M than there are for $200K and sometimes you have to wait for the right one to come along.
