This would have only been possible prior to 2020. since 2020 prices and rates are to high. HELOC has to get paid back, so using it to buy a house means you now have 3 loans 2 of which are mortgages

yeah this don't work like he says.shit u would have 2 mortgage on each home. u will never make money if u borrow for 1 unit to tent out 1 unit. and his way 2 pay 2 pays on 1 unit. go buy more than mor

unfortunately he's forgetting there's Three C's to pending, not just one (collateral). Most people won't have the capacity (income) to pay three mortgages

most times banks won't let you use a LOC as a down payment. during underwriting they'll ask fir bank statements and an explanation as to where the down payment is coming from.

Started doing this- paid off our condo,purchased (2019)130k now it's (2024)300k and have a 200k heloc on it. Now it rents for $2,400 and pays our new mortgage. It works if you're frugal.
