Fair enough, I would argue though that the private landlords provide a service which the government fails to. It doesn’t look likely that the government will build lots more council housing.

Many people choose to rent over buying, but many people can’t afford to buy so need to rent. If landlords choose economically not to have rentals due to tax, then the demand and rents increase

A sale reduces the number of houses available to rent. But demand for rental properties is still increasing (popn growth, higher divorce rates, longevity) so the demand forces up prices. 😏

The argument does exist though. The house exists but probably not as a rental anymore. The average renter isn’t going to be buying so the number of renters chasing available rentals increases

your argument only works in theory. if all landlords immediately sold, sure it might reduce property prices, but they're selling slowly and the rentals aren't being replaced causing rent increases

Don’t think this is as simple as your explanation, landlords are buying up unwanted wrecks, usually neglected by flaky tenants and bringing them up to standard and then managing the rentals.

You've hit the nail right on the head. I would add a ban on overseas investors buying property to store wealth as well. Lots of apartments like this in London sitting empty.

I hate to say this because I’m in favor of the alternative to hotel/motels, but a lot of places that could be permanently lived in are vacation rentals where 5 nights pays the mortgage.

If landlords were not taxed on revenue and subject to CGT on sale, rents would be lower. It’s a business, it’s risky and Govs treatment of landlords has had the opposite effect.

Agree for the most part, except there’s definitely a housing supply issue in the UK. There just aren’t enough homes to go around. Lack of social housing and ridiculous private prices make it worse.
