I agree with you with 2 exceptions. Dividend stocks include the dividend as part of their return {9.2%). Without, it does not return 8%. 2nd every yr SS is delayed adds 8%. + helps widow.

I would invest in 5 homes and collect 5000 a month. After 10 years they would be worth 2-3 million and rents would increase 🥰
