And along the lines of LVP... grey or grey tones is an immediate no. Go for a classic mid tone. Another mistake I see is not having some type of mudroom space.

You’re so right on all of these. I HATE vinyl flooring. If I saw it in a house I’d turn around and walk. I’d even put in the time to refinish hardwood, myself.

Can you show some examples of more affordable ways to update kitchen cabinets? We’re looking at a home now but I can’t get past how awful the cabinets are that the sellers chose to put in.

Low maintenance privacy landscaping, especially if neighbors are close. Arbrovitaes and perennials are affordable if you plant them yourself. Plus they grow pretty fast.
