That's why deposits aren't allowed in Ontario. If you agree to pay one that's on you, but only money a landlord can receive is lawful rent , administrative fees(>$20), NSF fees.

My landlord charged us for replacing the 20 year old carpet that had wax in it when we moved in.... and he told me when I handed him my notice that he was replacing them 🙃 Judge took his side.
