I live in an area where they cannot raise the rent by more than 5% per year. Homes are 500-800k our mobiles are 50-150k You do what you have too.

it would probably be a better idea to buy a small empty lot and put a manufactured home on it. a neighbor replaced his old house with one and some of them are quite nice!

In Phoenix, one of these communities changed land owners and now the new owner gave two years to the people to move out the mobile homes. Moving one of those is very expensive

Sometimes it’s the only affordable option for many people. I bought my double wide 3 years ago. The value has gone up $25,000. My park rent is $555, amd has been the whole time I’ve been here.

Yes they can raise the rent, and yes the property owner will “trade” the home for back rent upon eviction, worked for a company that owned 17 Mobile home parks. Stick built always.

raise the lot rent so they can't afford it, put a lean against the home, negotiate forgiveness of debt in exchange for the home. rent out the home that the land owner now owns.

Got mine for 33,000 and it has gained equity and yes sp. Rent was cheaper but been 25 yrs and now sp. Rent is 1,175 still cheaper than anything else.

Well I bought a stick built home for $400k. The community I live in raises property taxes ever year. Currently I pay $740/month in taxes that go up every year. Home goes up in value. But if I don’t pay them, the city will take my house away.

We bought one in a park in 2011 because it was less than an apartment. Paid 40K, just sold for 150k. Wouldn’t do it now but at the time it made sense. Market is very different now.

I am lucky to own a 1979 mobile home in a rent controlled (3%) senior park in California with lots of protections. Current lot rent 1,000. Stick built homes across the street sell for 1.2 million!

correct... think of manufactured homes (trailers) as a vehicle (they are taxed as vehicles). Their value only goes down. Then if they are parked on someone else's land in my opinion they are a headache and worthless.

Depends. In PA my manufacturer home has doubled in value. Have all kinds of amenities. Don’t even need to own car, good for seniors. Cheep taxes too

my husband and I bought a doublewide moved it to its own property . my son and.his babies rent it from us. he'd like to buy it from us ..would it build equity for him over time? it's anchored but no foundation.. do not want to steer him wrong.

My dad got evicted and they removed his trailer and then he got a $6k bill from the impound lot since he was the legal owner. He never paid, still waiting to see if they will come after him
