I used to pay property taxes like that too but then I saw how much they charged in fees and so I went to city hall and set up automatic payments with them for no extra fees

The municipality would be the one that would get to foreclose if you missed paying property tax. That’s why most banks insist on handling it because government is ahead of them in priority for debt

TD announced this change to mortgage brokers in February 2023 for new TD clients. The existing clients were being notified slowly since the change took place

Former property tax collector, you’re better off paying directly to the municipality as most banks were behind paying and wouldn’t pay until property got liened. RBC is actually the worst for this

Am I missing something….you got a letter from them. It should be safe to assume adults with mortgages read their important mail. Programs are allowed to end.

I got the same letter from TD and it was very clear that you would need to set up your own property taxes. Also, this decision was made prior to the news you’re linking this ‘theory’ to. Lastly, RBC

You should never have your bank pay your property taxes on your mortgage. It’s worth setting up automatic payments with your city/town if they have the option.

It’s actually in your best interest to pay your own property taxes. You pay extra administrative fees to have your bank pay it along with your mortgage.

It’s weird to me that the bank EVER paid your property tax? I also never had to provide my bank proof that I was paying it. I just paid the city directly.

Mortgage broker here. There are lots of lenders and banks that do not collect property taxes anymore or will only collect and pay them if you have an insured mortgage. I don’t think this will cause 1/
