we rented a guest house from a host that also rented out their main house during busy season and they stayed hidden in the back of the property in their camper. I felt bad displacing them 1/2

At some point will your boys share a room? If so maybe you could wait till they are sharing if that is something you plan to do eventually then just close off the boys room? Not sure if it matters tho

I love the dreaming!! We dreamed of owning mountain property for 30 years. Finally bought it 3 years ago! Dream on and just do it! And if you don’t like it then you can stop doing it.

For me, the amount of time/work wouldn’t be worth the extra money. You’d need an extra space but I’d list it and not the whole house. But again that’s just me.
