@asktjchew: Replying to @sgtrollerr there are such things as negative sales, and it has happened many times before call them ignorant, or maybe misinformed, whatever it is, money is still money. you work hard for your cpf, you pay the interest, but end of the day, you sell at a loss, and nobody is going to help pay for it. and these things don't happen overnight. watch your interest accumulate and you will understand what i mean. don't let your property become a negative sale #negativesale #cpf #accruedinterest #housing #property #investment

The theory try to use cash. You earn interest if you don’t use CPF for loan and don’t incur accrued interest. But the problem not with accrued interest, as long as they fulfill FRS.. remaining can use

As long as you sell above COV and you invest what you otherwise would use cash to pay, the accrued interest you’re missing out on is just an opportunity cost, not a real loss.

Compounding effect! I’ve handled negative sales before and yes, it happens for older flats esp when they use a lot of CPF on it!

Fear Mongering - Your numbers aint mathing. 24 years ago, even if they bought it at 400k, their loan of 20 years only about 500 plus k with 2.6%. M&H cpf used and acc int too high.
