The capital growth on those properties will outperform other assets by multiples. Also allows you to take on leverage. You’d still be better off.

wow, I retired years ago living off 4 rentals. rent goes up. now in the process of building my 5, which will be paid off in 15 years.but within 2-3 yrs. then it's income producing forever

Not sure I agree on this one. Investment properties can be cash cows & be passed on to the kids. Guaranteed income with known expenses can also mean a good sleep which is worth more than any %% return on riskier investments for anxious folk

85 to 122 a week is my costs for rental house, maintenance is 135 per week allocated. Usually 7 year rotation on maintenance. They rent for 665 & 730. Better than a pension plus capital growth.

It's a good stable cash flow. For many, you'd expect they have at least also pension and social security on top of the rental income.

Yep I plan to sell mine come retirement. My inlaws bought IPs right before retirement (against my advice) and had to sell them a couple of years into retirement as they had no money to live on.
