I’m happy that I got myself a leveraged share portfolio and I’ve found so far that I’ve outperformed the property market without the need to overleverage myself. In this case I’ve got an LVR of 30% and I performed better than if I went into property with a 60% LVR where I was limited by serviability let alone an 80% LVR.

Spot on. Too many people think property only goes up. If there is a correction and they’re forced to sell some, it can bankrupt them.

On conflict, financial advisors have conflict too, many get commissions from directing people to managed funds. They don’t get commission when people buy property, agents do. This creates conflict.
