I created a master spreadsheet with all the qty prices; labor material and equipment. Then all I have to do is do a quick take off and fill out the master spreadsheet

Ball park estimates are free. Itemized estimates cost your hourly rate. Once job is contracted the estimate cost comes off final bill don't work for free.

yeah, I've always shot that "ballpark price".. people say ok .. but want a full estimate.. then after that they backed out... now I charge for the "full estimate" $0.30 per sq ft per estimate

I’ll share my method. Once you have given the potential customer a reasonable budget amount for their plans and specifications, assuming they have them already. My next step is to prepare a LETTER OF INTENT” . Along with this document I request a deposit that is commensurate with the value of your services needed to create a contract price, ie, cost of an estimate, soil boring, foundation design etc. This deposit is non refundable. If they choose not to use you for the project, they receive the estimate, foundation plan, soil report etc. This way you are compensated for your time spent working towards their project. This assures that the customer has skin in the game. It’s a one page document. If they don’t sign, you move your efforts towards a paying customer. Hope this helps someone and I wish you great success!

We do commercial roofing. But we are coming up with exactly what your friend told you to do. Something that we can go by quickly to get a number that we can live with. Instead of taking a week.
