My tenants will have less security not being able to fix in. I used to include break clauses for them If they wanted to move, but now I can give notice if I want to sell. Another step backwards. 🤔

as a landlord it's nice to know the tenants are signed up for 12 months, can plan much better. Also it costs the landlord a lot to set up a new contract and if this happens more often rent will go up for the next tenants

Man, some of us tenants like the security of knowing we have a 12+ month agreement 😩 hopefully they allow it still if agreed on by both parties 🙏🏿

It’s been working well for landlords and tenants in Scotland for years now, a much fairer system

How will it work if the landlord wants to increase the rent? Currently they tend to do it at the end of every contract, will they be able to do it whenever now or will it prevent them from increasing?

What happens if the landlord gives notice because they say they’re selling the property and the tenant leaves but they don’t sell it. They just want to get rid of the tenant?

So hypothetically if a tenant moves in in March they can give a two month notice to move out in April ? Do all properties for rent have to have a minimum EPC of C when new rules are in place ?

Letting agents won’t like this as it reduces their yearly fees if the tenancy is rolling

It’s a good move on the part of the govt as what now happens is that landlords have to maintain their property or the tenant just finds another suitable property
