Agree, supply and demand. However agents manipulate for higher demand by putting house prices ranges lower.

When I look at the auction results…properties that I have inspected aren’t listed and the listing is updated with a for sale price…does this mean the property had no bids?

100% agree! we went to auction today, was quoted under 800k (house was still in construction) sold for 960k!!! we never even had a chance!
