Dude there’s something more important than money and that is mental health. People want to live in THEIR home not some one else’s. No body wants to rent if they can buy

Your numbers are wrong. There is no tax deduction for the principal of the loan. So the tax benefit from the negative gearing is much less than quoted.

This IS actually good advice.....for a very select amount of people in a very specific financial position.
It can work extremely well in the right circumstances but its not realistic for all

It’s funny how you said for $750 a week you’re living in the same house as your investment property. Which you are predicting gets $1000 a week. Clearly not the same at all is it

He doesn’t incorporate CGT into the equation that is payable on investment properties but not on your PPR, as one day, the property will be sold. For this and other reasons, this is inaccurate and misleading advice, DYOR

Everyone’s an investment expert apparently. All you need to do is buy and hold property and ‘build generational wealth’ and then charge everyone 15k for the same generic advice. Govt needs to start regulating BAs.. smh.

This scenario cherry picks so many things. Investment loans are usually 1 percent higher. Getting rent for 5% yield but paying 3.5% yield. 200k income is 100k each personal, which means they are probably only paying 30percent or less not 45cebts to the dollar.

You forgot, your tenants stop paying rent after 2 months and it takes 2 years to kick them out and by then, you would have declared bankrupcy.
